The space
🛋️ LIVING ROOMS
The main level opens into a bright living area with a deep sectional, leather accents, light wood flooring, a wide picture window, and wall shelving, open to the dining area and kitchen. A carved wood railing marks the open stairway to the lower level. Please note this is a heritage style railing with wider spacing between the balusters, so young children should be supervised near the stairs.
Downstairs, the lower level living room has built-in bookshelves, an area rug, recessed lighting, a Smart TV above a rustic wood console, and a convertible foam sofa that unfolds flat into a sleeping surface. A built-in workstation sits just off the space.
🍳 KITCHEN & DINING
The fully stocked kitchen pairs light teal cabinetry with butcher block counters and stainless appliances, including a full-size range, dishwasher, and microwave. Subway tile backsplash, open shelving, and a window above the sink. A coffee station with pods and a spice rack are stocked on arrival. The dining table seats four, with three counter stools at a pass-through bar, and French doors open from the dining area onto the covered patio and backyard.

Bedroom 1 (Main Level): King bed in an oversized primary bedroom with a reading recliner and a dresser.
Bedroom 2 (Main Level): Queen bed with en-suite bathroom, a Smart TV, decorative shelving, and a ceiling fan.
Bedroom 3 (Lower Level): Queen bed beneath a warm wood-panel ceiling.
Bedroom 4 (Lower Level): Two twin beds under the same wood-panel ceiling, sharing a nightstand and lamp between them.
Lower Level Living Room: Convertible foam sofa that unfolds flat into a sleeping surface.

Bathroom 1 (Main Level): En-suite with a relaxing tub and shower combination, built-in shelving, and a wide vanity with storage below.
Bathroom 2 (Main Level): Hallway bathroom with a walk-in shower, a clean-lined vanity with storage, and open shelving above.
Bathroom 3 (Lower Level): Shared full bathroom with a walk-in shower with two shower heads, large-format tile, pebble mosaic floor, and a wood vanity.
All bathrooms are stocked with plush towels and essential toiletries.
🎱 GAME ROOM
The garage has been reimagined as a full game room. A ping pong table and foosball anchor the room, with space to circle the table. A large Smart TV mounts above a lounge area with a futon sofa and low table, and a stocked shelf holds board games, card games, and puzzles.
🖥️ DEDICATED WORKSPACE
A built-in workspace on the lower level with a monitor, printer, mouse, keyboard, and a rolling office chair. There is no computer on site, so plan to bring your own laptop to connect.
🐾 PET FRIENDLY
Dogs are welcome, and the enclosed yard gives them room to roam. Nearby Palmer Park has one of the largest dog parks in Colorado Springs plus miles of trails. A pet fee of $100 per dog applies, with a maximum of 2 dogs per reservation unless otherwise approved. Please note the lowest section of fencing measures approximately four feet, so dogs that jump or climb should be supervised outdoors.
👶 KID-FRIENDLY
Pack-n-play, high chair, and diaper changing table available. The backyard gives kids room to run within sight of the patio, the lower level twin room suits younger guests, and the game room covers bad weather.

A dedicated laundry room on the lower level with a full-size washer and dryer.
🌿 OUTDOOR SPACE
A covered patio anchors the fully fenced backyard, with a ceiling fan, cushioned lounge seating, built-in bench seating, and a hot tub for three to four available year round. Please note the benches sit above an open drop with no railing behind them, so children and pets should be supervised on the patio. A gas grill sits steps away, with an umbrella-shaded table and string lights overhead. Beyond the patio a wide lawn is bordered by garden beds and tall trees, and a stone fire pit sits on a gravel landing with chairs around it. Cornhole and a croquet set are on site and free to use. Please note that neither outbuilding, the large barn or the red shed, is available for guest use. The areas flanking the barn and the section where the owners store vehicles are marked with Do Not Enter signage and are off limits during your stay.

Driveway parking is available at the property. Please note the garage has been converted into the game room and is not available for vehicle parking.
Guest access
🏡 Property Access: You have full, private access to the entire home, including all four bedrooms, the main level living and dining areas, the lower level living room and workspace, the converted game room, the private driveway parking, and the fenced backyard with hot tub and fire pit. Please note that the large barn and the red shed, along with the areas marked with Do Not Enter signage, are reserved for owner use and are not included.

💵 Additional Fees
Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:
Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.
Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.
Amounts depend on the home and length of stay. This is handled separately from your reservation payment.
Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.
Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.
⏰ Check-Out Policy: To respect our cleaning team's schedule and ensure the home is perfect for the next guest, unauthorized late check-outs are subject to a fee of $20 per 30 minutes. We appreciate your understanding!
🏠 Property Layout: The home is split across two levels connected by an open interior staircase with an open spindle railing. Two bedrooms, two bathrooms, and the converted game room are on the main level, with two bedrooms, one bathroom, the second living room, and the laundry room on the lower level. Guests with mobility concerns or very young children should be aware that stairs are required to access half the sleeping areas.
🐾 Pet Notice: We welcome dogs and the backyard is fully fenced, but please be aware the lowest section of fencing measures approximately four feet. Guests with dogs that jump or climb should supervise them closely outdoors. Dogs should not be left unattended in the yard.
🔒 Storage Shed: The shed in the backyard is reserved for owner storage and is not available for guest use. Please keep it closed and secured.
🦌 Wildlife Notice: Deer move through this neighborhood regularly and may pass close to the property. Please do not feed or approach them, keep dogs leashed and supervised outside, and secure food and trash.
