The space
⚠️ PROPERTY NOTICE
Please be aware that the BBQ grill and the gym's cable and multi-function machine are currently undergoing maintenance and are not available for guest use at this time.
🛋️ LIVING ROOM
Vaulted wood-paneled ceilings with hand-carved rafter detail run the length of the main living room, above a floor-to-ceiling quarry stone fireplace, with large windows onto the scrub oak canopy and an open flow into the dining area.
A secondary lounge just off it has its own Smart TV and seating. A third living area with its own fireplace and half bath sits further into the property.
The sunroom off the main living room has knotty pine walls, a vaulted ceiling, flagstone tile floors, an upright piano, wicker seating, tropical plants, and sliding glass doors to the flagstone patio and backyard.
🍽️ KITCHEN
The fully equipped kitchen has rich dark wood cabinetry floor to ceiling, dark granite countertops, a large center island with pendant lighting, professional-grade appliances including a large range and oven, and a warming drawer. It opens directly to the backyard and patio. A complimentary coffee station with pods and a complimentary spice rack are stocked and ready on arrival.

Neal Ranch sleeps up to 16 guests across five private bedrooms and a loft.

🎱 GAME ROOM
A full-size pool table anchors the room beneath a vaulted ceiling, with a pool cue rack, an entertainment unit with flat screen TV and red leather sofa seating, and a wet bar with mini fridge, dishwasher, and bar stools. A full bathroom sits right off the game room.
💪 GYM & WELLNESS
The gym has a dumbbell rack with a full range of free weights, a cable and multi-function machine, a power rack with barbell, an elliptical, a stationary bike, a heavy punching bag, a stability ball, and a wall-mounted flat screen TV.
Please note that the cable and multi-function machine is currently undergoing maintenance and is not available for guest use at this time. All other equipment remains fully available.
A traditional cedar-lined dry sauna sits just off the gym floor, with tiered bench seating and an external control panel. A private full bathroom with walk-in shower completes the wellness suite.
👶 KID-FRIENDLY
A pack-n-play and high chair are available. The 1.94-acre grounds offer open lawn space, a partially built 9-hole frisbee golf course, and natural scrub oak terrain.
🧺 LAUNDRY
A dedicated laundry room on the lower level includes a full-size top-loading washer and dryer side by side, upper storage cabinets, and a utility sink with cabinet base.
🌿 OUTDOOR SPACE
Across 1.94 private acres, multiple flagstone patios give 360-degree views from Cheyenne Mountain to the Colorado Springs city lights below. A wrought iron dining table seats 10-12, with additional lounge seating across the grounds. Wood and gas fire pits, a pergola for shade, scrub oak canopy, and quarry stone retaining walls frame the property. Fort Carson is close enough that early risers may catch Reveille in the morning and Taps in the evening.

💻 DEDICATED WORKSPACE
Two dedicated workspaces: a built-in workspace with full bookshelf surround just off the main living room, and a classic roll-top wood desk in Bedroom 2.

An attached garage is available for guest use, with ample additional space on the large private driveway for multiple vehicles, trailers, and large groups.

🏡 Property Access: You have full private access to the entire Neal Ranch across all levels, including all bedrooms, living areas, the gym and sauna, game room, sunroom, and all 1.94 acres of outdoor grounds.

💵 Additional Fees
Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:
Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.
Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.
Amounts depend on the home and length of stay. This is handled separately from your reservation payment.
Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.
⏰ Check-Out Policy: To respect our cleaning team’s schedule and ensure the home is perfect for the next guest, unauthorized late check-outs are subject to a fee of $20 per 30 minutes. We appreciate your understanding!
🎉 Events & Large Gatherings: Neal Ranch is well suited for reunions, retreats, and wedding parties. Any planned event or gathering beyond your booked guest count requires prior approval. Please message us before booking to request approval.
🦌 Wildlife Notice: Wildlife activity such as bears, deers & raccoons is common in the area, so please be mindful of food, trash, and scented items when outside. Keeping doors and windows closed will help prevent unwanted animal encounters.
🏠 Property Layout: Neal Ranch spans multiple levels connected by stairs throughout. The property may not be suitable for guests with significant mobility limitations. Please reach out with any questions before booking.
