Large sliding glass doors, smooth tile flooring, and a soft neutral palette keep the space feeling bright, open, and easy to settle into, while warm textures and thoughtful décor add a comfortable touch throughout. 🛋️ LIVING ROOM The living room features a comfortable sofa that converts to a bed, an accent chair, and a wall mounted Smart TV, all oriented toward the floor to ceiling sliding doors and the breathtaking mountain view beyond. Natural light fills the room throughout the day, and the open layout flows easily to the kitchenette and balcony. It is an inviting place to unwind with a movie at night or enjoy the quiet morning light over the hillside. 🍽️ KITCHENETTE & DINING The compact kitchenette is designed for simple in home meals, with open wood shelving, dishes and glassware, a single burner cooktop, mini fridge, toaster oven, and sink. A coffee station with a single serve maker and a curated spice selection makes mornings easy, and the streamlined layout keeps everything within reach without overwhelming the room. 🛏️ BEDROOMS & SLEEPING ARRANGEMENTS Bedroom 1: Queen bed with mountain views and a wall mounted Smart TV for private viewing. Bedroom 2: Full bed providing a cozy second sleeping space, also equipped with its own Smart TV. 🛁 BATHROOM The bathroom features a glass enclosed walk in shower with marble look tile, matte black fixtures, warm wood accents, and playful artwork that gives the room a modern, welcoming feel. It is fully stocked with plush towels and essential toiletries for your stay. 🌄 BALCONY The private second floor balcony runs along the front of the unit and is furnished with cushioned seating, a low table, an outdoor cooler, seasonal greenery along the railing, and a new fire table for cooler evenings. A gas grill is available, and the view stretches across the park, town rooftops, and surrounding mountains, making it a beautiful place to enjoy the morning sun or take in the evening sky. 🪑 DEDICATED WORKSPACE A workstation with a wooden desk, ergonomic chair, and HP monitor sits just off the living area, giving you a comfortable place to work while still benefiting from the natural light and the mountain outlook. 👶 KID-FRIENDLY TOUCHES A pack-n-play and high chair are available for the little ones to ensure a comfortable family stay. 🐾 PET-FRIENDLY We are happy to host your dogs! There is a $100 fee per dog, and a maximum of 2 dogs per reservation unless otherwise approved. A small pet-friendly park right in front of the building makes walk times easy and convenient. ⚠️ STAIRWAY NOTICE Access to the unit is via an outdoor staircase along the side of the building. The stairs have a steeper than usual incline due to the hillside layout, so we recommend taking your time, especially during wet or icy weather. 🅿️ PARKING You will have one dedicated parking spot by the building for easy access throughout your stay. The unit is located on the second floor. Access is via an exterior staircase along the side of the building. Please note that the stairs are steeper than average due to the mountain hillside, so we recommend taking your time. Is it really walkable to town? Absolutely. It is a very short, convenient walk to the heart of Manitou Springs where you will find shops, restaurants, and the local heritage center. Guest access 🏡 Property Access: You'll have full access to the entire second-floor unit, including both bedrooms, the living area, bathroom, kitchenette, dedicated workspace, and private balcony. The exterior stairway is shared with the rest of the building and with a portion of the SunWater Spa facilities next door, so you may occasionally see it being accessed. Please note: The first and third floors are not included with your stay. Once you reach the blue door, everything inside is private and for your use only. Once your reservation is confirmed, we will provide details for completing the agreement. 🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You will use this code for entry. ☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay. 💵 Additional Fees Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options: Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card. Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days. Amounts depend on the home and length of stay. This is handled separately from your reservation payment. Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted. This small unit is lovely but we would only stay here again in the cooler months, the lack of AC makes it very challenging to be comfortable in the unit any time of day other than early am and makes sleeping very difficult. Otherwise, well appointed adorable small place to stay in the heart of it all with amazing views!
- 2026-08-28T14:36:51.000Z · 5.0/5: My son, my daughter and I traveled to Colorado for a motorcycle trip around the state. I wanted to find unique places for us to stay. This certainly fit the category. I am outdoorsy person so the terrace for outdoor sitting is perfect. It overlooks a vibrant outdoor community and park. There was always something going on for those who like to people watch and deer watch (saw a few of those.) A gas grill is also ready to use. I would come back solely for the terrace. Moving indoors, two bedrooms will sleep 2 couples and living room couch that converts for two. I think 6 would feel a bit cramped but a family of four would be perfect. Parking available for car or motorcycles. Cons: Keep in mind this is not your home so you won’t get all the creature comforts you are spoiled with. No dishwasher, no clothes washer and dryer. That said, this really did not impact our three night minimum stay.Overall, location is most important to me and you are just a hop, skip and a jump to walking to the downtown area the we rode our bikes. If we ever have another 3 nights to stay in Manitou Springs I would come back here.
